STAGE 1:

SKETCH PLAN & CONCEPT

Fluid receives and appraises the client’s requirements in terms of:

• A comprehensive brief
• The site constraints
• Budgetary constraints
• The consultants required

Fluid then prepares the initial design and presents it to the client. This includes:

• Detailing the intended space provisions and functionality for each space
• The characteristics of the design
• Confirmation of the scope of the project
• Developing the design with 3D renderings

STAGE 2:

COUNCIL DRAWINGS

Fluid then prepares all documentation required for local authority review and co-ordinates documentation with the appointed consultants. Once authorisation is secured from the client, Fluid submit everything to the local council and keeps the client informed of progress.

STAGE 3:

CONSTRUCTION DRAWINGS & SPECIFICATIONS

Fluid then:

• Completes construction drawings and documentation
• Calls for tenders
• Evaluates offers
• Completes recommendations in terms of awarding the building contract
• Completes contract documentation
• Arranges the signing of the building contract by all parties

STAGE 4:

SITE INSPECTIONS & BUILDING CONTRACT ADMINISTRATION

Fluid then:

• Administers the building contract and hands over the site to the contractor.
• Regularly inspects the works for conformity to the contract documentation and acceptable quality in terms of industry standards.
• Administers and performs the duties and obligations assigned to the Principle Agent in the JBCC Building Contract.
• Issues the certificate of practical and final completion.
